Local ground conditions

The ground beneath Northenden

Northenden sits right on the River Mersey at the southern edge of the Manchester Coalfield. The bedrock is Pennine Coal Measures; over it lie glacial boulder-clay and, along the river corridor, Mersey river-terrace sand and gravel and valley alluvium. So there are two things worth knowing: soft floodplain ground by the river, and a coalfield location.

What that means for your pour: the terrace gravels away from the river give firm bearing, but in the floodplain expect soft alluvium and a high water table needing deeper foundations. Because this is on the coalfield, a Mining Remediation Authority coal-mining report is a prudent first check — if shallow workings are present they, not the soil, govern the design.

Part of our Mersey, Tame & Goyt valleys ground guide — see how Northenden fits into the wider Greater Manchester Ground Conditions & Foundations Atlas.

Flood risk — check before you pour

Flood risk in Northenden

Northenden sits low on the River Mersey and was evacuated alongside Didsbury in Storm Christoph (2021). The riverside ground is squarely in the flood zone.

If your plot is on the low-lying ground, a Flood Risk Assessment may set a raised floor level and flood-resilient construction — a solid, low-permeability slab over continuous tanking. We pour the specified concrete to suit; the FRA and floor levels come from your designer and building control, not from us.

See flood risk & concrete for what’s required. Check the specific address on the EA flood map for planning — only the low-lying/valley-floor part of the area is affected, not the whole town. General guidance only.

Why Barrow Mix?
