West and south of Manchester lie the mosses — raised peat bogs that grew in post-glacial hollows and now form the most difficult building ground in the region. Peat is not a soil you found on; it’s a material you design around. Get it right and it’s routine; ignore it and buildings sink.
The mosses sit on the same regional bedrock as the surrounding lowland — mostly Pennine Coal Measures in the Salford and Trafford sector — but the bedrock is deep and largely irrelevant to your foundations. The superficial sequence governs everything here. On top is the peat itself; beneath it, soft alluvial silty clay over sand and gravel, and glaciofluvial deposits — weak organic and fine-grained layers over variable granular ground.
Chat Moss — the largest — is a raised bog covering around 2,587 hectares with peat up to 9 m thick (BGS). BGS describes it as fibrous to amorphous peat, very soft to firm, with a water content around 50% — ground that plots right off the standard engineering charts. Carrington Moss (south of the Mersey) and Risley Moss (near Warrington) are surviving fragments of the same great belt of bog that once covered much of the South Lancashire and North Cheshire lowland.
When George Stephenson took the Liverpool & Manchester Railway across Chat Moss, the peat was so soft that spoil tipped in simply vanished — at one notorious spot, “Blackpool Hole,” it seemed bottomless. His solution, in 1830, was not to reach firm ground but to float the line: a bed of bound heather and brushwood, topped with tar and covered with rubble stone, spreading the load so the track effectively rides on a raft over the bog. Nearly two centuries later the principle is unchanged — on deep peat you spread the load or you go through it to firm ground. Modern rafts and piles are the same idea in concrete and steel.
Peat is highly compressible, very weak, and low in bearing capacity — and it keeps settling, and can decay, over time, which causes excessive and differential settlement. The British Geological Survey’s guidance is blunt: “construction on peat should be avoided unless specialised methods of construction are used,” and its national datasets flag peat as compressible ground often unsuitable for standard foundations. This is why shallow strip footings simply don’t belong on deep moss.

Every one of these starts with a ground investigation that proves how deep the peat goes and what lies beneath it. On the moss, that’s not optional.
Organic, peaty and reclaimed ground can be acidic and chemically variable, so groundwater aggressiveness to buried concrete has to be assessed by testing to BS 8500 / BRE Special Digest 1 — you can’t assume a class on moss ground. Where piling or a raft is used, the concrete spec follows the structural design and the soil test together.
